Roof Repair Smedway's Flat Roof Repair crews are trained on TPO, EPDM, and modified bitumen systems across San Marino, not general shingle work applied to a flat surface.
Our Flat Roof Repair technicians are trained specifically on membrane systems, not general shingle repair applied to a low-slope roof.
We also test repaired seams for a proper bond before leaving, rather than assuming a visual check is enough.
Membrane Flat Roof Repair credentials cover commercial licensing requirements across San Marino, CA.
We coordinate timing to reduce impact on tenants or foot traffic wherever possible.
No surprise costs once we're already on the roof mid-repair.
Proper membrane welding equipment prevents the seam failures common with improvised patches.
Flat roof issues cover a specific range of membrane and drainage problems — here's our Flat Roof Repair scope.
TPO seam separation gets properly heat-welded, not just caulked over as a temporary fix.
We identify the membrane type first, since EPDM and TPO repairs use different adhesive systems.
We identify why water is pooling — often a low spot or blocked drain — before recommending a solution.
Modified bitumen blisters and seam issues are repaired using proper torch-down or cold-adhesive technique depending on the situation.
Clogged or damaged drains are a leading cause of San Marino flat roof ponding and membrane stress.
Rooftop HVAC units and their curbs are a frequent source of San Marino commercial roof leaks that general roofers often overlook.
We start by discussing the issue — ponding, active leak, or visible membrane damage.
On-site assessment identifies the membrane type and the actual cause of the issue.
Repair scope and pricing are explained clearly so you can plan around business operations.
Repairs are completed using membrane-appropriate technique, then tested before we consider the job done.
